1. About Locaura

Locaura is a property location matching service operated by Locaura ("we", "us", "our"). We help people find locations that match their commute, lifestyle, school and property requirements. By using Locaura you agree to these terms.

Our registered address and company details will be published here once incorporation is complete.

2. Using Locaura

Locaura is free to use for home searchers. You must be 18 or over to create an account. You are responsible for keeping your login details secure.

You agree not to:

  • Use Locaura for any unlawful purpose
  • Attempt to gain unauthorised access to any part of Locaura or its underlying systems
  • Interfere with or disrupt Locaura or the servers or networks connected to it
  • Use Locaura to transmit any unsolicited or unauthorised advertising or promotional material

3. The Locaura database — database right and prohibited uses

The Locaura location database — including location data, commute data, school ratings, property price data, lifestyle data, crime data, flood risk data and matching scores — is a proprietary database that has been compiled through substantial investment of time, effort and resources.

This database is protected under the UK Database Regulations 1997 (implementing the EU Database Directive 96/9/EC as retained in UK law) and constitutes a database in which Locaura holds database right.

You must not, without our prior written permission:

  • Extract or re-utilise all or a substantial part of the contents of the Locaura database
  • Repeatedly extract or re-utilise insubstantial parts of the Locaura database in a manner that conflicts with the normal exploitation of the database or unreasonably prejudices our legitimate interests
  • Use any automated means — including bots, scrapers, crawlers, spiders or data mining tools — to access, extract or harvest data from Locaura
  • Systematically download, store or redistribute Locaura data or any substantial portion of it
  • Reverse engineer, decompile or disassemble any part of Locaura's technology or data systems
  • Use Locaura data to create a competing product or service
  • Reproduce Locaura location profiles, match scores, area summaries or trade-off descriptions in any form without written permission

Any unauthorised extraction or reuse of the Locaura database will constitute an infringement of our database right and may also constitute a breach of copyright, breach of contract and/or passing off. We reserve the right to seek injunctive relief and damages without notice.

4. Intellectual property

All content on Locaura — including but not limited to location descriptions, trade-off summaries, matching algorithms, scoring methodologies, design, graphics, and software — is the intellectual property of Locaura and is protected by UK copyright law.

You may not reproduce, distribute, modify, create derivative works from, or commercially exploit any Locaura content without our prior written consent.

5. Data we collect and how we use it

We collect the information you provide when using Locaura — including your commute preferences, school requirements, lifestyle priorities, property needs and location. We use this data to match you to locations and to provide aggregated, anonymised market intelligence to estate agent subscribers.

We never sell your personal data to third parties. We never share your individual data with estate agents without your explicit consent at the point of an introduction request.

6. Estate agent subscribers

Estate agents who subscribe to Locaura Intelligence agree to additional terms set out in the Agent Subscription Agreement, which forms part of these terms by reference. Key obligations include:

  • Not sharing Locaura intelligence data outside your agency without our consent
  • Not using Locaura data to build or contribute to any competing database or product
  • Responding to buyer introduction requests within 48 hours
  • Maintaining accurate and truthful agency profile information

7. Accuracy of data

Locaura uses data from a range of sources including HM Land Registry, Ofsted, the Environment Agency, data.police.uk, OpenStreetMap and National Rail. While we take reasonable care to ensure data accuracy, we do not guarantee that any data on Locaura is complete, accurate or current.

In particular:

  • Property prices are based on historical Land Registry transactions and may not reflect current market values
  • School catchment boundaries change annually — always verify with the school directly
  • Crime data reflects a 1-mile radius around town centres and may not reflect residential street-level crime
  • Flood risk data reflects zone classifications for an area and does not constitute a property-specific flood risk assessment
  • Commute times are based on scheduled timetables and may vary in practice

Locaura is a decision-support tool, not a substitute for professional advice. Always take independent legal, financial and surveying advice before purchasing a property.

8. Limitation of liability

To the maximum extent permitted by law, Locaura excludes all liability for any loss or damage arising from your use of Locaura, including but not limited to any reliance on data displayed on the site.

Nothing in these terms excludes or limits our liability for death or personal injury caused by negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.

9. Governing law

These terms are governed by the laws of England and Wales. Any disputes arising from these terms or your use of Locaura will be subject to the exclusive jurisdiction of the courts of England and Wales.

10. Changes to these terms

We may update these terms from time to time. We will notify registered users of material changes by email. Your continued use of Locaura after changes take effect constitutes acceptance of the updated terms.
